Welcome to the Indian Harbor POA community website. This site serves as an informative resource for our residents on all matters related to our neighborhood. Please feel free to contact us with your comments and suggestions.
Overnight parking is not allowed at the Marina - Club House - Office Lot - Teen Center.  Signage is being ordered to inform members that vehicles parked overnight will be towed at owner’s expense.
Building Amenities Closed - Covid-19
Due to liability issues associated with Covid-19, the office, Club House, Teen Center (building only) and pool will remain closed until further notice. Our liability and Directors and Operators (D&O) insurance policies will not cover, and in fact specifically exclude, the liability for either the Board or the association should a virus or disease related suit be filed. HOAs nationwide are faced with these same liability issues - not all are aware of the insurance restrictions. This issue recently came to light as part of a webinar which included the City of Ft. Worth public works director, HOA management companies, insurance specialists, and HOA attorneys. HOA board members were invited to participate and we participated. Please note:

• We will be keeping the Teen Center grounds open for members to enjoy - but will be adding signage.

• We will also move forward with plans to open up the Boat House to leasing members. We will add appropriate signage, require a signed waiver, and a disinfection station will be mounted inside the locked gate for leasing members to use. The gate is the only high touch area at the Boat House.

Insurance has assured us that they will provide defense coverage for us should a member sue because we are not opening amenities. They have a high confidence level in the ability to defend such actions on our part since we can not ensure the safety of our members and employees otherwise. The Board of any association has the fiduciary responsibility to keep its owners and residents safe.

There has been some discussion at the federal level of tort reform to limit liability associated with suits related to Covid-19; this has not passed yet.

Should conditions change resulting in a more favorable environment, the BOD will re-evaluate the possibilities for opening up common amenities. Updates will be provided as available.

We continue our work on the front gate and roads improvements and will have new information posted on the IHOA website soon.

To provide members an opportunity to have their voices heard, we have discussed hosting an open air Town Hall on the lawn at the Club House at 6:00 p.m. on June 16, 2020 just prior to the June Board Meeting. Social distancing will be required. Please look for notices on the IHOA entrance and exit signs,on the IHOA website and via email (if we have your email address on file).

Special Assessments and Late fees
Thank you to many of you for paying your Special Assessments. If you haven't started paying, they are $15 a month, per lot, for 12 months which started in October. You can pay them in any way, just note the payment is for the special assessments. The Late Fee of $20 monthly was voted on by the Board in July and started showing up on your billing in October if your account is past due.
